Should you wait to buy a home?

The simple answer is appreciation is continuing even with rising interest rates. So, the sooner you buy the sooner you start making money on your investment. The huge benefit of buying now is decreased competition and more "normal" market conditions. You can always refinance into a lower interest rate but you can't refinance into a lower price!

Fun Facts (pulled from the PDF):

- Rising interest rates are meant to control inflation while at the same time real estate is the primary hedge against inflation.

- Historically, rising interest rates equates to continued appreciation with decreased home sales (i.e. what I said above with less competition coupled with appreciation).

- Following every war we have seen a run up on real estate (i.e. hedging with a hard asset).
